Healthcare: Physicians’ group acquires building in Moorpark center

A group of Moorpark physicians has acquired a 21,676-square-foot office building in the first phase of the Patriot Commerce Center, a high-tech industrial and office park in Moorpark.

The group plans to establish the Los Robles Hospital Medical Plaza at Moorpark, a comprehensive family medical care practice and urgent care facility, according to brokers at Lee & Associates — LA North/Ventura, Inc., who handled the sale.

The brokers also negotiated a lease with Los Robles Hospital & Medical Center for a portion of the building on the 20-acre center next to Highway 23.

The Thousand Oaks-based hospital will lease the space for use by its physicians and a for state-of-the-art imaging facility.

A grand opening is expected in February.

The building name, Los Robles Hospital Medical Plaza at Moorpark, was selected to reflect the new medical group of owners, Moorpark Comprehensive Medical Group, as well as its relationship to the hospital.

Lee & Associates President Mike Tingus said Thursday the deal was important for the center because of its significant building size in the 20-acre center.

“This business park was conceived as a community hub for commercial and professional services, and the addition of this premier medical center affirms that goal,” said Tingus.

The Moorpark physicians in the group are Drs. Curtis Kodama, Nhat Vo, Vishva Dev and Duc Vo.

Los Robles Hospital first approached the physicians about combining the medical clinic with the hospital several years ago, but it took a long time to find the right property and location for a medical complex.

“It sounded like a great idea because we could expand the services available to our patients,” said Kodama, a family practice physician. “Now we will be able to utilize hospital services such as CT scanners, ultrasounds and specialists from Los Robles Hospital all within the same building.”

The urgent care facility will be on the ground floor of the two-story building, with medical offices on the second floor.

Lee & Associates brokers are in negotiations with a pharmacy that would occupy the remaining 800 square feet of ground floor space.

Los Robles Hospital & Medical Center will use the space to accommodate some of its 532-member physician staff in a time-share suite and an imaging center.

The 359-bed acute care facility’s medical staff leases several medical office buildings in Thousand Oaks but needs additional offices to better serve the Moorpark and Simi Valley communities, said Greg Angle, hospital president and CEO.

The first phase of the Patriot Commerce Center is 163,244 square feet of the total 306,000-square-foot medical, office and industrial business park.

Tingus said the deal with a tenant at the center was a “really great opportunity” for the area, because it will most likely spur occupancy in the remaining portions of the center, as well as nearby developments, such as the The Village at Moorpark shopping center.

Tingus, along with Lee & Associates Associate Vice President Cory Richmond, Scott Linklater and Grant Fulkerson, represented the Calabasas-based developer M.W. Ossola & Associates, Inc., and the principals in the transaction.

Additional terms of the transaction were not disclosed.

Moorpark Mayor Janice Parvin said the sale is great news for the $95 million center, which opened in April 2009.

“This is also a great way for Los Robles to present themselves in the community,” said Parvin.
