Healthcare: Healthcare Trust of America Paying $139.5M for Mass., NY, FL MOB Portfolio

Healthcare Trust of America has started acquiring a medical office building portfolio with assets in in New York, Massachusetts and Florida – dubbed “The Columbia Portfolio” – totaling nine buildings with approximately 960,000 square feet.

The aggregate purchase price of the assets is approximately $196.65 million. To date, the real estate investment trust (REIT) has purchased six properties within this portfolio, two of which were purchased on November 19, 2010, two of which were purchased on November 22, 2010, and two of which were purchased on November 23, 2010. The purchase and sale agreements were entered into on October 26.

Purchases made within the Columbia Portfolio have included five properties located in Albany, NY and one property located in Tampa, FL. The acquired buildings total 642,752 square feet, for which Healthcare Trust of America paid $123.04 million. The purchase included a $55.5M mortgage debt. Remaining assets are located in Carmel, NY and North Adams, Mass.

The sellers are Columbia Development Companies and Columbia 90 Associates, L.L.C.

On November 11, 2010, Digital Realty Trust signed a purchase and sale agreement to acquire a 220,000 square foot portfolio consisting of four long-term acute care hospitals located in Augusta, Georgia, Orlando and Tallahassee, Florida, and Dallas, Texas. These buildings, the aggregate purchase price for which is $99 million, are each 100 percent occupied.

The completion of each of the pending acquisitions are subject to the satisfaction of a number of conditions.

Earlier in November, the REIT acquired an 89,000 square foot multi-tenant medical office building in Raleigh, NC for $16.5 million. The facility is 98 percent leased with an annual rent per square foot of $23.54.
