Subcontractors Selected For Cancer Center Work

Developers of the Scripps Proton Therapy Center have announced the selection of subcontractors for the $200 million cancer patient treatment facility to be located in the Carroll Canyon area of Mira Mesa.

The following local companies have been selected as project subcontractors:

• Rick Engineering Co. of San Diego — surveying;

• Hazard Construction Co. of San Diego — site work including grading, paving, site utilities and site concrete;

• Morley Construction of San Diego — cast-in-place concrete;

• Western Fire Protection of Poway, — fire protection systems;

• Pacific Rim Mechanical of San Diego — plumbing and mechanical systems;

• Bergelectric Corp. of Escondido — electrical systems.

The facility’s foundation/structure permit was also recently secured, allowing developers to complete all required excavation and grading; pour foundations; place pipes and conduits for the building’s utilities; build the concrete walls of the treatment areas; and fabricate the building’s structural steel frame.

A groundbreaking for the Scripps Proton Therapy Center was held in August, and the center is expected to be open for patient care by spring 2013. It will be the first facility in the region to offer advanced proton therapy to cancer patients, and only the second such center in the western U.S.

The 102,000-square-foot center will have the capacity to treat approximately 2,400 patients annually. Located on a 7-acre site at 9577 Summers Ridge Road, the new facility will include five treatment rooms, 16 patient exam rooms, and offices for 14 physicians. The center will also offer MRI scans and other diagnostic services in support of proton therapy.

The centerpiece of the facility will be a 90-ton cyclotron, which is about the same weight as a fully loaded 737 jetliner, but just 5 feet high and 10 feet wide. The cyclotron’s job is to accelerate protons to extremely fast speeds — roughly 100,000 miles per second — creating a beam that can reach tumors that are up to 14 inches deep.

There are currently nine proton therapy patient treatment centers operating in the U.S. They are located in Loma Linda; Bloomington, Ind.; Boston; Chicago; Hampton, Va.; Houston; Jacksonville, Fla.; Oklahoma City; and Philadelphia.

The facility is being developed through a collaboration between Scripps Health, Scripps Clinic Medical Group, and Advanced Particle Therapy LLC of Minden, Nev.

Advanced Particle Therapy, the project’s lead developer, designed and executed the debt and equity financing package, identified and completed the purchase of the project’s real estate, was instrumental in the conceptual design of the center’s patient handling infrastructure, and configured and negotiated the proton equipment with Varian Medical Systems Inc. Co. of Palo Alto.

The architect and general contractor for the center is The Haskell Co. of Jacksonville, Fla.

Contractor to Design, Build Marine Corps Barracks

General contractor T.B. Penick & Sons Inc. has been awarded a design/build contract valued at $16.8 million for the construction of recruit field barracks totaling 107,510 square feet on two sites located within the Marine Corps Base Camp Pendleton Area 31. The project is contracted through the Naval Facilities Engineering Command Southwest.

The project includes design and construction of 18 pre-engineered, single-story metal structures on reinforced concrete foundation and a standing seam metal room. The project includes all electrical and mechanical systems such as fire alarm and fire monitoring/control panels, information systems, energy management control systems, and direct digital controls.

Sustainable design principles and energy conservation will be integrated into the design, development and construction of the project in accordance with the U.S. Energy Policy Act of 2005.

Design features include extensive use of solar photovoltaic energy systems, natural ventilation, skylights maximizing natural daylight, high-density colored floors, windows with solar shading systems, shade canopies and vegetative erosion control. The project is seeking a Leadership in Energy and Environmental Design Gold rating from the U.S. Green Building Council.

Construction will consist of two phases, with the first phase scheduled to begin in January.

Naval Facilities Engineering Command Southwest construction manager is Forrest Brown. Anthony Damon is the project manager for Jeff Katz Architecture, the project architect.

Barnhart Completes $39.3M Medical Offices

Barnhart Balfour Beatty has announced the completion of a five-story medical office building on the campus of the Ventura County Medical Center.

The medical center’s 82,086-square-foot Family Medicine Residency and Specialty Care Center was completed at a cost of $39.3 million and includes examination and procedure rooms, a women’s clinic, infusion center, residency library, teaching areas, reception area and auditorium.

Ventura County Medical Center is a full-service, acute-care hospital and the hub of the county’s medical service system. The new building was completed on behalf of the County of Ventura and jointly funded by the county and the state of California.

Rasmussen and Associates of Ventura provided architectural and design services for the project.

Members of the Barnhart team included Richard Bruce, executive vice president; Mark Chappell, senior project manager; Jeff Hammond, project superintendent; and John Squillace Jr., field engineer.

LA Fitness Renews $11M Lease in Poway

The San Diego office of Cushman & Wakefield Inc. said that L.A. Fitness International LLC, has signed a 15-year, $11,469,584 lease renewal for 40,567 square feet of retail space in Poway Crossings at 12648 Poway Road, in Poway.

The lessor, Poway Crossings Investors LLC, was represented by John Jennings and Kam Walton of the Cushman & Wakefield Retail Advisors Team. The lessee represented itself.

“LA Fitness plans to renovate its facility given the great success of this location,” said Jennings, senior director with the Cushman & Wakefield Retail Advisors Team. “Poway Crossings continues to attract quality national and local retailers that add value to the community.”

The 114,811-square-foot recently renovated retail center includes additional anchor tenants such as Rite Aid Corp. and K-Five Board Shop.

Restaurateur Buys Barrio Logan Building

The San Diego office of Cushman & Wakefield Inc. announces that David Spatafore, a local restaurateur known for the Village Pizzeria in Coronado, has purchased a 3,000-square-foot, single-story building located at 1701-1709 National Ave., in San Diego, for $840,000.

During the transaction the seller, National Haus LP, was represented by Mike Morgan and Ryan Spradling of Cushman & Wakefield. Spatafore was represented by Scott Aurich of Sun Isle Realty Inc.

Spatafore plans to use the property for a prep kitchen, as well as to build an additional storage facility. The building, previously a three-unit neighborhood retail building, was once used by bakers and was later converted into creative offices. The building offers a prime corner location in the heart of the Barrio Logan area.

Construction Firm Wins Orchid Award

DPR Construction was honored with an Orchid award for the sustainable design of its San Diego regional headquarters.

The Orchids & Onions awards, produced by the San Diego Architectural Foundation, recognizes the good and the bad of San Diego urban design and planning projects.

Each year, a jury of design professionals and artists judge projects in a variety of categories nominated by the public. Categories include architecture, interior design, landscape architecture, historic preservation, sustainable design, urban design, planning policies and public art.

“Our San Diego office is a forward-thinking, sustainable and vibrant office,” said Jay Leopold, regional manager of DPR Construction. “We brought the outside in by creating a space that uses natural lighting and ventilation systems that not only promotes a quality work environment but also greatly reduces energy consumption. We are honored that our new office has been recognized by our industry peers.”

The 24,000-square-foot DPR regional headquarters was designed to be Net Zero Energy and is pursuing Leadership in Energy and Environmental Design Platinum certification through the U.S. Green Building Council.

DPR Construction’s project team was comprised of Elizabeth Barrie, Jeff Cole, Jerry McElfresh and Mark Seidl. In addition, Jonathan Wood of Seattle-based Callison served as the architect of the project.

“Placing client reviews in the right places online is the next step in real estate marketing,” said Hatim Daher, co-founder of Smarter Co., an Encinitas firm that is helping real estate professionals increase their online exposure. “Reviews help determine your placement in search rankings — and that in turn determines if people ever even see your Web site. So reviews actually come before the Web site now. The challenge for busy real estate professionals is to properly manage the technical presentation of their reviews and recommendations online. And we’re helping them do that.”
