MANY INVESTORS AGREE THAT U.S. MEDICAL OFFICE BUILDING (MOB) SPACE HAS OUTPERFORMED OTHER ASSET CLASSES DURING THE RECENT DOWN TURN. Some investors believe that the federal health care reform legislation will result in an overall increase in demand for medical office space, specifically out-patient centers and clinics geared to handle increases in patient traffic.

Does it make more sense to build your own data center, use a colocation center to house your gear, or lease turn-key space from a wholesale data center provider? The size of a requirement has historically been a key decision point in sorting out the economics of data center expansion. But capital, control and speed to market are also important considerations in determining the best approach.

The financial crisis of 2007-2009 has made a major dent in CRE asset values. As the economy starts a slow recovery, these values are now beginning to stabilize, although some adjustment is still due. A recovery in values is expected eventually to follow this stabilization. Commercial real estate investors are naturally asking how one makes money in such a market. Do you buy now, or sell?

In recent years, the overall real estate market has taken tremendous hits—first in the residential market, then, more recently, in the commercial market. The real estate market for data center space, however, has followed its own trend. As demand for computing services has steadily risen, the facility space needed to meet this demand has also risen.

Consolidation talks in the medical office building sector are heating up as the industry digests the new health-care law that is expected to increase the number of insured Americans looking for outpatient services. The industry is first likely to see more deals of publicly-owned companies purchasing smaller, privately-owned rivals before larger deals get done.

IT’S way too early to tally the costs of the government’s various efforts to help our nation’s financial institutions survive the credit debacle. But that hasn’t stopped anonymous Treasury officials from claiming in recent days that their Armageddon-avoidance will wind up costing far less than many feared.

The administration of President Obama has finally delivered a $940B bouncing humdinger of a healthcare law after gestating for over a year and about four months overdue. While I am still forming personal opinions about the bill and its raison d’etre, I will sidestep politics, the appalling behavior of some of our idiotic politicians, and restrict this article to my humble assessment of the potential impact of this law on our business – healthcare real estate investment.
