A new medical office building that incorporates the latest in surgical equipment, Internet technology and patient privacy is scheduled to open in March. The building’s design also is expected to give doctors’ more time with patients in exam rooms and at Jackson-Madison County General Hospital.

A new high-rise is in the works for Bellevue’s emerging medical district. Healthcare Realty is developing a seven-story, 190,000 square-foot medical office building at the Overlake Hospital Medical Center campus on 116th Ave. NE.

The ramshackle houses sitting at the northern gateway to this upscale town are slated for demolition and in their place will rise a Spanish-style medical office building. Construction could begin as soon as this summer, depending on whether Colliers International brokers Alice Teng and Elgin Brian Mason can sign doctors and dentists to at least half the proposed 22,000-square-foot building.

The Des Moines Business Record reported Thursday that the board of directors of Broadlawns Medical Center on Tuesday approved bids totaling $11,135,000 for a new 40,000-square-foot medical office building to be built on the county hospital’s campus at 1801 Hickman Road.

An unnamed affiliate of the Hospital for Special Surgery has made an all-cash purchase for a medical office building at 429 East 75th Street between York and First avenues. The sellers, Taconic Partners and ABR Partners purchased the property, then a parking garage, in 2006 and transformed it into a 30,000-square-foot medical facility.

Medical office space was the last man standing in commercial real estate in 2009 – then the bottom fell out. Now, lease rates are down, vacancies are up and construction projects are few and far between. But the sector still is generally better off than the rest of commercial real estate, and some doctors are taking advantage of low prices to move or expand their offices.

In Austin, medical office space continues to outperform other commercial real estate markets, according to a recent report. Buoyed by hospital and health care expansions, medical office space in the greater Austin has outpaced other segments, according to Austin-based Site Solutions Inc.’s Medical MarketScope.

Health Care REIT, Inc. (NYSE:HCN) announced that its Board of Directors declared a cash dividend for the quarter ended December 31, 2009 of $0.68 per share. The dividend will be the company’s 155th consecutive quarterly payment, payable February 19, 2010, to stockholders of record on February 8, 2010 (see also Health Care REIT, Inc.).
